When Should I Replace My Water Heater?
Was your water heater more efficient than it is now? Do you get less hot water than you used to? While these things are hard to measure with just your senses, hot water heaters can lose efficiency and volume as they age.
A large part of this is from hard water, which is water with tiny amounts of minerals dissolved in it. These minerals separate from the water in the water heater and, over time, can build up along the tank walls, decreasing efficiency and capacity. The minerals create insulation along the wall, which increases how much fuel is required to heat the tank and water.
When the mineral build-ups get severe, replacing your water heater can save so much energy that it pays for itself in energy savings.
Generally, water heaters have a service life of around eight to 12 years. This can sometimes be extended to 20 years with regular maintenance and cleaning. Constant repairs, a rusting tank, and dangerous leaks indicate it’s time to replace your water heater.

High-Efficiency Tank-Style Water Heaters
The traditional tank-style water heaters today are better insulated and more energy efficient than ever, operating at up to 96 percent thermal efficiency. That means they cost less to operate, so payback on your purchase should only take about five years.
Upgrading to a newer tank water heater is an excellent idea because:
- New models are safer than ever, thanks to improved fume venting.
- New models feature auto-shutoff in case flammable substances spill near the water heater.
- Newer models are more energy efficient than existing ones, which can save money and reduce your carbon footprint.
Our Olympia water heater installation technicians can help you choose the right make and model for your budget and your family’s hot water needs. If you already have an efficient tank-style water heater but need water heater repairs, Black Hills can help. Our team has extensive experience and training in water heater repairs.

Invest in an Energy-Efficient Tankless Water Heater
Tankless units heat water on demand instead of all the time, as with older-style tank water heaters. You can also get hot water more quickly than with traditional heaters. With a new tankless water heater, you’ll never run out of hot water—the whole family can take showers while you’re washing the dishes and doing laundry, and the hot water will just keep flowing.
Tankless technology is more efficient because you only heat hot water when needed. Compare this to a conventional tank unit operating continuously to maintain up to 50 gallons of water at 120 degrees or hotter.
Consider investing in a tankless water heater in Olympia because:
- You’ll save money and reduce wear and tear on your hot water system.
- It’s a greener choice, eliminating over 85 percent of flue gas wasted by standard water heaters.
- You’ll cut carbon dioxide emissions by at least 420 pounds per unit per year compared to a tank system.
- They offer a significantly lower annual operating cost and faster payback than traditional heaters.
Whether you’re building your new dream home or simply remodeling your current home, there’s a high-quality tankless water heater ideal for your and your family’s needs. Contact us to schedule a tankless water heater installation in Western Washington today!
If you already have a tankless unit but need tankless water heater repair services for your Olympia home, don’t hesitate to call Black Hills. We can diagnose the problem and offer a solution regardless of the make and model.
Real Comments From Real People
So Very Impressed
- Debbie F.
Diamond Harris was the HVAC Design who came to my house to give me an estimate for a tankless water heater. I was so very impressed. His customer service, extensive knowledge, and professionalism certainly earn the grade of an A+. A true reflection on black hills Inc.'s hiring practice of hiring and retaining only the best employees. My estimate included not only the tankless water heater but the full installation. Diamond Harris is an asset to your company. Black hills inc was referred to me by my parents who had 3 major projects completed by black hills Inc., and loved working with them. With employees like Diamond, I now see why. Such a positive experience. Thank you. Please give my sincere thank-you to Diamond
Awesome Customer Service

We spoke to 3 different companies to get an estimate for a new system. Black Hills was the only company that did exactly what they said they would do from the start. I appreciate the text/photo letting me know who would be arriving and he came right on time. Travis was very polite and professional and answered all of our questions. The installation crew was also very quick and professional and cleaned up afterward. Follow-ups to make sure we were happy with service also appreciated. Awesome customer service

Great service, No BS. Our AC was not keeping up, had a feeling it was because of a leaking coil on the inner unit. Was confirmed by Black Hills Inc. and was set-up with an appointment with a comfort specialist. After the survey with the specialist (Bento Yanez), we sat down and discussed options for replacement, turning out that full replacement with a heat pump/ac/new furnace would be the most efficient cost-effective option. Black Hills was able to access all the previous history on our unit since prior homeowners had used them, they could pull up everything that had previous work done. Looking forward to the replacement unit being installed in only 4 days, after the survey.
