Keeping up with your home systems can be easy to put off. Heating, cooling, plumbing, and electrical all need attention at different times, and it’s not always obvious when something needs to be checked.
That’s where a maintenance plan helps. Instead of waiting for something to go wrong, you have a schedule in place and a team keeping an eye on everything.
The Comfort Pass is built for homeowners across Tumwater, Olympia, and the surrounding Puget Sound area who want fewer surprises and a clear plan for maintaining their home.
A maintenance plan covers the key systems your home depends on. It keeps everything on a schedule, so you’re not trying to track it yourself.
With a plan in place, you get regular visits that focus on performance, safety, and system conditions. Instead of reacting to problems, you’re staying ahead of them.
This type of HVAC maintenance plan is designed to support your heating and cooling system along with plumbing and electrical, so everything works together to keep your home comfortable.

Routine maintenance helps you stay ahead of issues that can build over time. A small problem left alone can turn into something bigger if it’s not addressed early.
Regular service helps:
In Western Washington, systems may sit unused for part of the year. When the seasons change, maintenance helps make sure everything is ready to run.
The Comfort Pass gives you a structured way to stay on top of your home’s systems without having to remember every detail.
Membership includes:
Having these visits built into your year makes it easier to stay on top of your home’s maintenance.
Your heating and cooling system runs through different seasons, and each part needs to be checked to keep things operating smoothly.
A typical visit includes:
This applies to both furnace maintenance and AC maintenance, helping your system stay ready for seasonal changes.
Staying consistent with heating and AC maintenance plans helps extend system life and reduce the chance of unexpected breakdowns.
Plumbing issues can develop slowly and go unnoticed until they become a larger problem. Regular checks help catch those issues early.
A plumbing visit may include:
In areas south of Joint Base Lewis-McChord, where homes may deal with well water or varying conditions, regular plumbing checks help keep things steady.
Electrical systems are often out of sight, but they still need attention. Routine inspections help identify potential problems before they affect your home.
These checks may include:
Keeping up with electrical inspections helps reduce safety concerns and keeps your home operating normally.
If you want a simple way to stay on top of your home’s systems, the Comfort Pass gives you a clear plan and consistent service throughout the year.

Yes, you can still schedule individual visits. A maintenance plan just helps keep everything on a regular schedule, so nothing gets missed.
It depends on the system. Heating is usually checked before colder months, and cooling systems are looked at before warmer weather. Plumbing and electrical checks can be scheduled throughout the year.
If an issue comes up, you’ll get a clear explanation of what’s going on and what the next step looks like. You can decide how you want to move forward.
In most cases, yes, especially for interior checks. That way, everything can be reviewed and explained in person.

Diamond Harris was the HVAC Design who came to my house to give me an estimate for a tankless water heater. I was so very impressed. His customer service, extensive knowledge, and professionalism certainly earn the grade of an A+. A true reflection on black hills Inc.'s hiring practice of hiring and retaining only the best employees. My estimate included not only the tankless water heater but the full installation. Diamond Harris is an asset to your company. Black hills inc was referred to me by my parents who had 3 major projects completed by black hills Inc., and loved working with them. With employees like Diamond, I now see why. Such a positive experience. Thank you. Please give my sincere thank-you to Diamond
We spoke to 3 different companies to get an estimate for a new system. Black Hills was the only company that did exactly what they said they would do from the start. I appreciate the text/photo letting me know who would be arriving and he came right on time. Travis was very polite and professional and answered all of our questions. The installation crew was also very quick and professional and cleaned up afterward. Follow-ups to make sure we were happy with service also appreciated. Awesome customer service
Great service, No BS. Our AC was not keeping up, had a feeling it was because of a leaking coil on the inner unit. Was confirmed by Black Hills Inc. and was set-up with an appointment with a comfort specialist. After the survey with the specialist (Bento Yanez), we sat down and discussed options for replacement, turning out that full replacement with a heat pump/ac/new furnace would be the most efficient cost-effective option. Black Hills was able to access all the previous history on our unit since prior homeowners had used them, they could pull up everything that had previous work done. Looking forward to the replacement unit being installed in only 4 days, after the survey.
