Tankless Water Heater Maintenance

Tankless water heaters are built to run on demand, which means they’re working every time someone turns on a faucet. Over time, minerals in the water, normal wear, and daily use all start to affect how the system performs. Tankless water heater maintenance helps keep the unit running the way it should instead of slowly losing efficiency or developing avoidable issues.

At Black Hills Inc., we provide tankless water heater maintenance for homeowners across Washington who want steady hot water and fewer surprises from their system.

What’s Involved with Tankless Water Heater Maintenance?

Tankless systems don’t have storage tanks, but they still need regular attention. Maintenance focuses on the components that heat the water and control flow.

A typical tankless water heaters service includes inspecting internal parts, cleaning heat exchangers, checking filters, and confirming that sensors and controls are working properly. Mineral buildup is removed before it has a chance to restrict flow or reduce heating performance.

The goal is to keep water moving freely through the system and reduce strain on internal components.

Why Regular Maintenance Is Important

Tankless water heaters are efficient, but they’re not maintenance-free. Skipping service allows scale and debris to build up inside the unit, which affects performance over time.

Routine tankless water heater maintenance helps extend the lifespan of the system, reduces the chance of error codes or shutdowns, and keeps hot water delivery consistent. It also allows small issues to be addressed early instead of turning into larger water heater repairs later.

For homes that rely on a tankless hot water heater service every day, maintenance helps protect that investment.

Signs You Should Schedule a Maintenance Call

Tankless systems usually give some warning when maintenance is overdue.

Common signs include error codes on the display, longer wait times for hot water, changes in water temperature, or unfamiliar noises during operation. In some cases, the system may shut down briefly or reset itself more often than normal.

If hot water doesn’t feel as consistent as it used to, it’s often a sign that the system needs attention.

How Often Should You Service Your Water Heater?

Most manufacturers recommend servicing tankless systems once a year. Homes with harder water or higher usage may benefit from more frequent checks.

Annual tankless water heater maintenance helps keep scale under control and ensures the system is ready to handle daily demand without added stress.

Our Maintenance Process

Black Hills Inc. follows a straightforward process for tankless water heater service.

We start with a system inspection to understand its condition and usage. The unit is cleaned to remove buildup, filters are checked, and components are tested to confirm proper operation. After service is complete, the area is cleaned up and the system is verified before the visit wraps up.

If any concerns are found during maintenance, those are explained clearly so you know what to expect moving forward.

So Very Impressed

- Debbie F.

Diamond Harris was the HVAC Design who came to my house to give me an estimate for a tankless water heater. I was so very impressed. His customer service, extensive knowledge, and professionalism certainly earn the grade of an A+. A true reflection on black hills Inc.'s hiring practice of hiring and retaining only the best employees. My estimate included not only the tankless water heater but the full installation. Diamond Harris is an asset to your company. Black hills inc was referred to me by my parents who had 3 major projects completed by black hills Inc., and loved working with them. With employees like Diamond, I now see why. Such a positive experience. Thank you. Please give my sincere thank-you to Diamond

Awesome Customer Service

- Lillian B.

We spoke to 3 different companies to get an estimate for a new system. Black Hills was the only company that did exactly what they said they would do from the start. I appreciate the text/photo letting me know who would be arriving and he came right on time. Travis was very polite and professional and answered all of our questions. The installation crew was also very quick and professional and cleaned up afterward. Follow-ups to make sure we were happy with service also appreciated. Awesome customer service

Great Service

- Jordon C.

Great service, No BS. Our AC was not keeping up, had a feeling it was because of a leaking coil on the inner unit. Was confirmed by Black Hills Inc. and was set-up with an appointment with a comfort specialist. After the survey with the specialist (Bento Yanez), we sat down and discussed options for replacement, turning out that full replacement with a heat pump/ac/new furnace would be the most efficient cost-effective option. Black Hills was able to access all the previous history on our unit since prior homeowners had used them, they could pull up everything that had previous work done. Looking forward to the replacement unit being installed in only 4 days, after the survey.
