Recurring drain problems are not always drain problems. When multiple fixtures are affected at the same time, the sewer line needs a closer look.

Slow drains, backups, sewer odors, and wet areas in the yard all point to a problem below ground. Identifying the cause early helps prevent further damage and allows repairs to be planned before the situation gets worse.

Black Hills provides sewer services throughout Tumwater, Olympia, and the greater Puget Sound region. From inspections and cleaning to sewer line repair and replacement, we help identify problems and correct them before they affect more of the plumbing system.

What Are Common Signs of Sewer Line Problems?

A sewer problem often affects more than one plumbing fixture at a time.

Watch for signs such as:

  • Slow drains throughout the house
  • Frequent backups
  • Sewer odors
  • Gurgling sounds in pipes
  • Water backing up into tubs or showers
  • Wet spots in the yard
  • Areas of unusually green grass
  • Cracks near the foundation

One slow sink may point to a drain clog. Multiple drains struggling at the same time points to a problem farther down the line.

What Are Common Causes of Sewer Issues?

Sewer lines face constant exposure to wastewater, moisture, shifting soil, and tree roots.

Tree root intrusion is one of the most common sewer problems in Western Washington. Roots naturally seek water and can enter small openings in sewer pipes.

Other common causes include:

  • Pipe corrosion
  • Grease buildup
  • Fat accumulation
  • Cracked pipes
  • Offset pipe joints
  • Separated connections
  • Ground movement
  • Aging sewer lines

Each of these problems requires a different repair approach. Identifying the cause is the first step toward correcting it.

How Are Sewer Issues Diagnosed?

The days of guessing where a sewer problem is located are gone.

Black Hills uses inspection equipment to locate the source of sewer line problems before repairs begin.

A sewer camera inspection provides a clear view of the inside of the pipe. The camera can identify root intrusion, blockages, pipe damage, separated joints, and other issues affecting the system.

The inspection also helps determine if cleaning, repair, or replacement is the best next step.

What Is Trenchless Sewer Repair?

Homeowners frequently ask what is trenchless sewer repair because the process avoids much of the excavation associated with traditional sewer work.

Instead of digging long trenches across the property, trenchless methods repair or replace sections of pipe through limited access points.

How does trenchless sewer repair work?

The exact method depends on the condition of the line. Some trenchless repairs create a new pipe inside the existing pipe. Others replace the damaged section while reducing disruption to landscaping, driveways, and walkways.

Trenchless solutions are not appropriate for every sewer problem, but they are an option worth considering when conditions allow.

When Should I Consider Hydro Jetting?

Hydro jetting uses high-pressure water to clean the inside of sewer and drain lines.

The process removes:

  • Grease buildup
  • Sludge
  • Soap residue
  • Root intrusion
  • Debris attached to pipe walls

Hydro jetting is frequently recommended when recurring clogs continue returning after standard drain cleaning.

Cleaning the entire pipe wall helps restore flow and reduce future blockages.

FAQs

Keep grease, fats, wipes, paper towels, and other non-flushable materials out of drains. Routine inspections can identify developing issues before they become major problems.

Periodic inspections and cleaning help identify buildup, root intrusion, and other conditions that affect sewer performance.

Wastewater backing up into the home, sewage odors combined with backups, and multiple fixtures becoming unusable at the same time all require prompt attention.

Replacement becomes a stronger option when the line has extensive damage, repeated failures, or deterioration affecting large sections of pipe.

Real Comments From Real People

So Very Impressed

- Debbie F.

Diamond Harris was the HVAC Design who came to my house to give me an estimate for a tankless water heater. I was so very impressed. His customer service, extensive knowledge, and professionalism certainly earn the grade of an A+. A true reflection on black hills Inc.'s hiring practice of hiring and retaining only the best employees. My estimate included not only the tankless water heater but the full installation. Diamond Harris is an asset to your company. Black hills inc was referred to me by my parents who had 3 major projects completed by black hills Inc., and loved working with them. With employees like Diamond, I now see why. Such a positive experience. Thank you. Please give my sincere thank-you to Diamond

Awesome Customer Service

- Lillian B.

We spoke to 3 different companies to get an estimate for a new system. Black Hills was the only company that did exactly what they said they would do from the start. I appreciate the text/photo letting me know who would be arriving and he came right on time. Travis was very polite and professional and answered all of our questions. The installation crew was also very quick and professional and cleaned up afterward. Follow-ups to make sure we were happy with service also appreciated. Awesome customer service

Great Service

- Jordon C.

Great service, No BS. Our AC was not keeping up, had a feeling it was because of a leaking coil on the inner unit. Was confirmed by Black Hills Inc. and was set-up with an appointment with a comfort specialist. After the survey with the specialist (Bento Yanez), we sat down and discussed options for replacement, turning out that full replacement with a heat pump/ac/new furnace would be the most efficient cost-effective option. Black Hills was able to access all the previous history on our unit since prior homeowners had used them, they could pull up everything that had previous work done. Looking forward to the replacement unit being installed in only 4 days, after the survey.
