A broken pipe is something you don’t want to ignore. Even a small leak can spread water into walls, floors, or cabinets and cause damage if it’s left alone. Catching the problem early makes it easier to manage and usually limits how much repair work is needed.
Black Hills handles broken pipe repair for homeowners across Western Washington. Our focus is simple. Stop the leak, fix the damaged pipe, and help you understand what’s going on so you know what to expect next.
Some pipe issues start suddenly, while others build up quietly over time. Either way, we work to get the situation under control.
Signs of a Leaking or Broken Pipe
Not every broken pipe is obvious right away. In many cases, the warning signs show up before water is clearly visible.
Common signs include:
- Water pooling on floors or around fixtures
- Damp areas on walls, ceilings, or baseboards
- Drops in water pressure that don’t make sense
- Mold or mildew smells that seem new
- Higher water use without a clear reason
- Sounds of water running when nothing is turned on
If you notice these signs, it’s worth having the plumbing checked before the problem spreads further.
What To Do If You Have a Broken Pipe
If you think a pipe is leaking or has already broken, a few basic steps can help limit damage until a plumber arrives.
Helpful steps include:
- Shut off the nearest water valve if you can reach it
- Use the main water shutoff if water is moving quickly
- Turn off electricity in nearby areas if water is spreading
- Use towels or containers to control dripping water
- Avoid using plumbing connected to the leak
You don’t need to diagnose the problem or attempt a repair. Slowing the water and protecting the area is usually enough until help arrives.
How to Tell If It’s an Emergency
Some pipe issues can wait briefly. Others need attention right away.
Broken pipe problems are usually urgent when you see:
- Water spreading across floors
- Leaks coming through ceilings or walls
- Little or no water pressure throughout the house
- Water near electrical outlets or panels
- Frozen pipes that have cracked or burst
If water is actively causing damage, it’s best to treat the situation as an emergency and schedule service as soon as possible.

FAQs
What causes pipes to break?
Pipes can break due to freezing temperatures, corrosion, shifting soil, high water pressure, or aging materials. Often, it’s a combination of factors.
Can a small leak turn into a bigger problem?
Yes. Even slow leaks can lead to water damage or mold if they aren’t addressed.
Do broken pipes always require full replacement?
Not always. Some situations only require a section repair. Other times, repiping services make more sense if multiple areas are affected.
How can I help prevent broken pipes?
Insulating exposed pipes, keeping indoor temperatures stable, and fixing small leaks early can reduce the risk.
How do plumbers test for hidden leaks?
Plumbers use visual checks, pressure testing, and specialized tools to locate leaks without unnecessary damage.

So Very Impressed
- Debbie F.
Diamond Harris was the HVAC Design who came to my house to give me an estimate for a tankless water heater. I was so very impressed. His customer service, extensive knowledge, and professionalism certainly earn the grade of an A+. A true reflection on black hills Inc.'s hiring practice of hiring and retaining only the best employees. My estimate included not only the tankless water heater but the full installation. Diamond Harris is an asset to your company. Black hills inc was referred to me by my parents who had 3 major projects completed by black hills Inc., and loved working with them. With employees like Diamond, I now see why. Such a positive experience. Thank you. Please give my sincere thank-you to Diamond
Awesome Customer Service
- Lillian B.
We spoke to 3 different companies to get an estimate for a new system. Black Hills was the only company that did exactly what they said they would do from the start. I appreciate the text/photo letting me know who would be arriving and he came right on time. Travis was very polite and professional and answered all of our questions. The installation crew was also very quick and professional and cleaned up afterward. Follow-ups to make sure we were happy with service also appreciated. Awesome customer service
Great Service
- Jordon C.
Great service, No BS. Our AC was not keeping up, had a feeling it was because of a leaking coil on the inner unit. Was confirmed by Black Hills Inc. and was set-up with an appointment with a comfort specialist. After the survey with the specialist (Bento Yanez), we sat down and discussed options for replacement, turning out that full replacement with a heat pump/ac/new furnace would be the most efficient cost-effective option. Black Hills was able to access all the previous history on our unit since prior homeowners had used them, they could pull up everything that had previous work done. Looking forward to the replacement unit being installed in only 4 days, after the survey.
